Real Estate Market Report Franklin TN February 2014 Summary
Some of the statistics in 2014 show an improvement over 2013. Number of homes sold decreased, probably partly due to the low inventory we’ve been experiencing. The time it took to sell a home (from listing to pending) decreased, average list price decreased but the sale price increased. A dramatic 5 percentage point change in the % of sale price to list price is significant. Homes are selling for very close to their list price so that is a good sign for sellers. The market has been gradually improving throughout 2013 and will hopefully continue the trend in 2014.
The home with the lowest sales price ($149,625) sold in February 2013 was a foreclosure located in Hunting Creek Farms and the highest sale ($3,300,000) was located in Laurelbrooke.
The home with the lowest sales price ($119,000) sold in February 2014 was located on Trinity Road and the highest sale ($1,378,679) was a new build located in Westhaven.
