Consider Repairs for Home Sellers

If you are considering selling your home, you may be wondering what you should repair. Any repairs that you do, should be completed prior to listing your home for sale. When a potential buyer walks into your home, there is only one opportunity for  an Initial Impression. You want these the first impressions to be the best, so therefore it is imperative that the home is shown in the best possible light.

First - consider the advice of your Realtor. Some of the repairs will make a difference. For example, clean carpet, fresh paint, and removing very old wall paper. Also, de-clutter your home so that it shows in the best light. Put away excessive personal photographs. Consider neutral decor as this will appeal to more people.

You may want to consider having a home inspection prior to listing it for sale, to uncover any repairs that may be costly. Repair the items that may have an impact on the sale of your home. For example, plumbing repairs, electrical, etc. Also, a buyer will want to see that the property has been maintained.

With regards to complete remodels of bathrooms or kitchens, this may prove to be expensive, and you may not yield the benefit and the cost of the remodel.

Making sure the property is maintained with repairs completed, clean, neat, and orderly, will help sell the home.

Consult your Realtor for advice, and your Realtor may suggest bringing in a Staging Company to assist with the presentation of the home. Staging companies can make a dramatic difference with the appeal of your home.

Great post. I wish all Sellers would opt to do this.  Some will, but then you get the ones that just wont.  Unfortunately there are some potential buyers who ask for some very silly things and you cant prepare for those.

Sellers who have their homes pre-inspected get several benefits: 

  1. Buyers see the report and feel better about the honesty and openness of the seller
  2. Knowing beforehand what an inspector will find allows the seller to correct or budget for those items
  3. In a slow market, being able to market the fact that the home has a recent inspection can help set it in front of similar homes
  4. countless other "pluses"

Sharon, a great summary of what to do in prepping a home. I've noted from previewing homes with buyers too how some Realtors don't get the homes ready. Odors like pets and smoke are far too common. If everyone just had you as a Realtor the world would be a better place and more homes would sell faster : )

Sharon, one other thing I thought your got right here in your advisory role, and that is the possibility of bringing in a Stager. Many of the feedback forms from other Realtors after previewing homes say "Needs staging." You are an advanced Realtor in this area from many others I've seen.

All great points Sharon. It's essential to explain repairs to sellers so they are not slammed with huge surprises after the buyer gets an inspection. Being proactive can only help take the stress level down a notch. Not everything will be perfect, but at least it will be that much closer.

Gary - thanks for the comment about a stager - they can just sometimes rearrange the owner's furnishings to make it more appealing.

Wendy - good  comment about explaining the repairs to the sellers. I think it is very important so they are not overwhelmed.
