Dear Active Rain Members,

So it is 8:52am and I just woke up here in Tampa, Florida.  I am still on vacation and figured why not write a members only blog and share what I'm currently thinking about that has to do with Real Estate.

Before we went to this very nice Cuban restaurant for lunch yesterday, I picked up a copy of The Real Estate Book of Greater Tampa, Florida.  Let me tell you something, what a JOKE!  Yes, I've done it, I am calling it a joke.  What a mess.  Is Tampa or this area that bad when it comes to real estate organization?  I hope I don't offend anyone here but it is what it is.  This is a blog and it is my opinion which I am sharing with members.

Why is it a joke?

I am currently in the Fairfield County, CT Book back home and only 5 lenders are allowed to be in each book per month.  When compared to this book, the tampa book is outrageous.  This tampa book has 31 mortgage ads including 2 who advertised twice in the same book.  WOW!  Are you kidding me right now?  Is this a real estate book or a mortgage book?

Who is at fault here?

Is it because you guys have a booming market or because it is a slow market or are the people who are running your real estate book taking an advantage of you and flooding the book with mortgage ads?

You decide, give me your opinion as to what you think of this.  Some of you probably hate the book but I personally love the book.  Everyone is always grabbing one of these books so that is the reason why I am in Fairfield County book.  If you are a tampa realtor in this area or not, would you rather see 5 lenders in a real estate book or 31?  I still can't believe my eyes.

I also wanted to give a quick shout out to The Active Rain Member: Jonathan Greene!  If it weren't for Active Rain, I would not have stopped and took a second look at Mr. Greene's ad in the book.  A very nice ad I might have to say as well.  I am thinking about calling him and just saying hello.  I remember communicating with Realtor Greene through Active Rain when I first joined 8 or 9 months ago.

Well, I think I should wrap this blog up.  Can't wait to see the members opinions!  Giddy up!

Many people are scaling back on print so maybe they are loosening their rules to allow more mtg!  It's all about revenue.  This is unfortunate as The Real Estate Book is one of the most read out there!

I agree the concept is a joke.  Let me ask before I pass judgment.

Of the 32 mortgage ads, are they stand alone ads, or could any of them be lenders partnering with Realtors and co-sponsoring an ad?

if it is the later, then I applaud the Realtors for leveraging their position to get the lenders to ante up and pay for the marketing that benefits both of them.

If it is the former, then the Tampa agents need to find a new place to advertise.

I personally have never use the book.  I always thought if I had an ad there, it would be like me rollig up with a hot dog cart in front of Restazurant Row.  Just does not make sence to compete for the same call withall of those other REALTORS

Renee Burrows: It is all about revenue!  Imagine if The Real Estate Book of Fairfield County allowed 32 lenders to be in there?  I would be upset as a mortgage professional and the realtors would be upset because their ad space for selling homes becomes saturated.

John Occhi:  I have spoken to our rep back home so I know that the ads which include a small mortgage ad on the same page as a realtors ad are co-marketing.  It is a great way to save money and marketing dollars but at the same time it is flooding the REAL ESTATE BOOK with lenders which I personally think looks bad.

Personally, I think just about any type of printed advertising is a waste of money, especially those that have a limited shelf life. You would do better to invest more of your money into other areas, like a high-end custom website, a blog site, etc..

We don't advertise in The Real Estate Book because your ad only gets a few seconds worth of someone's time, and then they forget about you.  The expense doesn't justify the time you really get in fornt of someone.  Here in Charleston, we do have more than 5 mortgage companies in each of our real estate publications, but since we don't advertise in them, it doesn't really bother me.  More than half are splitting the ad with a real estate agent, which justifies the cost for both parties.  I do think that 31 mortgage brokers is a little high, but the magazine is trying to fill pages and make money, so if the real estate agents don't want to be in there, they have to turn to someone.

A one page ad in our local "The Real Estate Book" is $440.00.

I don't think I will be doing any ads with them this year but plan to spend that $440 bucks a month on some other form of advertising.

Hi Lysa,

I am actually pool-side right now in Tampa, Florida.  Loving the broadband wireless access to anything and everything.  It is so peaceful here.  We are staying at a luxury condo here off of Dale Mabry Highway I believe it is called which has its own pool, gym, tennis and basketball courts.  So peaceful here.  I can definitely do this every day and work down here for sure.  The condo I am staying at along with my brother and his girlfriend our best friend, is my brother's best friend's condo in which I did the mortgage for 1.5 years ago.  Yes, I do loans in Florida.  I'm flying into Philly Sunday and going to a very nice famous restaurant and sleeping in New Jersey.  Will be back home in Fairfield, CT Monday afternoon.

I'm definitely considering ideas of buying a condo in Florida and working out of Florida for 2-3 months of the year.  It is really beautiful down here.  Would love to cruise around in my sports convertible down here!  I am so jealous of you Florida active rain members!

Am hoping to take the Shovelhead out tonight if not this weekend, haven't had the wind in my hair in 2 weeks and am starting to crave it! Glad your enjoying yourself! Look what stopped by the office this week... Sand hill cranes, they are about 3 ft tall.

Oh my Tampa is almost over.. I have a flight to Philly at 2pm today.  Then we are going to a very nice restaurant for dinner in philly then sleeping in Flemington, NJ.  Will be back in Fairfield, CT tomorrow (Monday).  I have fallen in love with TAMPA!  I just might have to buy like a studio or a 1 bedroom condo for my weekend getaways or vacations back here.

Our local Real Estate Book has shrunk so much I have renamed it the Real Estate Pamphlet.

Print ads for most anything are pretty yesterday so I wouldn't get too churned over how many of anything is advertised in that publication.

If you're on vacation do something fun and worry about it next week.
