Have you been considering downsizing or perhaps starting out in a smaller home before moving up?? A condo might be just the thing you are looking for as your new home. There are many things to consider before signing on the "dotted line" and moving into a complex.

 

 

Here are some great condos to consider:

 



Things to consider:

1. Condo HOA fees. All condominimums collect monthly fees. These fees are over and above your mortgage payments.
The older the complex, the more that should be held in reserve. Generally these fees help offset the repair, maintenance, landscaping, major upkeep of the building, extra ammenities, etc. Sometimes if the condo is lax in collecting these fees, things can go askew. It's good to attend a monthly HOA association meeting and ask about if there are enough fees held in reserves. (Ask if there are any upcoming assessments that residents will have to pay)  Also ask if there are any outstanding lawsuits being processed. Read their rules and monthly minutes. That will give you a good idea of the "personality" of that community.

2. Condo Ammenities: Some condo complexes have none to offer but others are amazing.  Pools, community rooms, gym, library, meeting areas, tennis courts, security team, etc. Sometimes they even have extra storage space for residents to put away bikes, Christmas decorations and other items you'd normally store in a large home.

3. Condo Community: It's also a good idea to meet some of the residents of the complex. And when you pick a specific condo...visit it a couple times to see and hear what goes on at different times of the day.
Check out the soundproofing of the condo too while you are touring to buy. There might be a barking dog next door, there might be loud neighbors on the weekends. Of course, being considerate and making friends will help you resolve minor problems. (Most complexes have a mediation board if situations need a listening ear to solve while you live there.)  

4. Condo Insurance: It's a great to check what the condominimums cover. Does it cover your possessions? Does it cover just the building? Does it have flood insurance?

I have to strongly agree with your suggestion to check out the community before making a decision. We were fortunate enough to move into a condo with great neighbors and it has made all the difference. I think we could love the condo itself as much as possible, but without loving the neighbors and area it wouldn't be a great experience.
