Demand for Ballard real estate is spiking

The median list price this week for the Ballard area is $605,000 is down from last week’s $607,000. The Market Action Index (see below chart) has been climbing lately while days-on-market are trending down, these point to a positive near-term outlook for the market.
Supply and Demand
The Ballard real estate market in the last few weeks has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI, if the market heats up, prices are likely to resume an upward climb.
Price
The Ballard real estate median list price continues to hover around their current high point. Look for persistent downward shift in the Market Action Index before we see prices deviate from these levels.
