I forgot to mention that I picked up my awards at my Lyon office in Midtown on Wednesday and learned that I earned the #1 Top Producer Award for 2013 in my office. That was a big surprise because I had hoped to win #2. But whether I am the #1 agent or the #2 agent or the #90 agent doesn't really matter. What matters is do I do an outstanding job my clients, and are my clients thrilled enough with my performance to refer other business to me?

I am grateful for referrals. From clients, from other agents, it drives my enormous sales numbers. But so does the Internet, and I get a bunch of people from Google search results. Every so often, though, I find my own client simply through talking with people over the course of ordinary unrelated business. Like, who knew?

Hi Conrad: Sparky's home is not sold yet. We used to have a cat named Sparky. But he ate clothing, towels, sheets and we couldn't break him of that habit, so we gave him back with instructions to place in a home without carpeting or drapes.

Hi Gabe: The first time you win an award, it's pretty cool, but after you've got shelves full of them, they're not that important.
