Virtual Reality in Real Estate

The use of virtual reality is quickly becoming a new standard for real estate marketing. By definition, Virtual Reality (VR) is a technology that allows users to interact with a computer-simulated environment. In other words, it’s a software application that creates a virtual (or simulated) experience on a computer screen based on a real world environment. It gives users the ability to see or experience a particular place without actually being there. The definition of virtual is near, and reality is what we experience as humans. So the term, “virtual reality” can be translated to “near-reality.”

In real estate, developers, general contractors, building owners, and architects use VR software to create a virtual reality tour based on real-world photos of a home, building, condo, hotel, or even a business complex.

A virtual tour creates a three-dimensional environment of a home, on the inside and outside; giving potential buyers a pretty good replica of what the home actually looks like. The concept of virtual reality saves people in the real estate business a lot of money because they don’t have to build a model home and give buyers a tour before selling it.

Virtual home tours give users a way to familiarize themselves with a place before actually buying it. And, since the listings with virtual tours are often viewed many more times than those without virtual tours, the virtual tours offer many advantages to homebuilders and homebuyers alike.

In some cases, the potential homebuyer wears a head-mounted display (HMD) which displays three-dimensional images as part of their experience.

With virtual reality software, that person can become an active part of a virtual world, where he/she can manipulate objects and perform certain actions. In addition, the software allows potential homebuyers to view 360-degree panoramic photos, digital photos, and other components like maps, links, text, and pop-up windows. You don't even have to leave your house to check out the house you like in Park City, just use your smart phone.

Virtual reality has gained a lot of popularity in business in the last 10 years, but lately people in the real estate arena are starting to realize its benefits, and as a result, potential homebuyers can expect to see more virtual home tours when they start shopping for homes. Real estate developers, general contractors, and architects also view this fairly new technology as way to win new projects and developments without spending a lot of money from the beginning.
