How did you know there was dry rot behind the window trim?

I guess when you do enough dry rot repair work in Sacramento, you get the benefit of decades of experience in finding dry rotted wood in some common places. The areas of dry rot, because of the nature of construction and the lack of precautions to prevent it, are somewhat predictable in homes that are 20 or more years old.

This photo is an example of where the siding is rotted behind the window trim, though there were no sides of decay visible before removing the wood trim. If you are concerned about having wood rot in Sacramento, it may be beneficial to have the building looked at by a contractor with experience in dry rot repair in your local area.

Good morning Tom. You knew because you had a great deal of experience and because you are really good. That said, this one was obvious even to me. Enjoy the day. Suggested.

It's important that a buyer feels comfortable with the building purchase, having someone look at the potential areas of concern early can go a long way Sheila.

The wood rot around doors and windows is the first thing to come up on a home inspection in this area.

SO true and I find it is usually not disclosed because it is not ready visible where it is.

i just sold a home that had a rotted window sill.. the seller refused to repair it since he said his contractor said it wasn't a structural issue ( yet ), the buyer is a contractor, so he closed anyway, but that is on the top of the list of things to replace asap!
