Clarkston MI home sales have been in the rise the past few years. If you look at the graphs below, prices pretty much bottomed out in 2009 and were pretty stable in 2010 and 2011 and prices in 2012 and 2013 really started rebounding with the median sales price in 2013 was almost 25% higher than in 2012. 2012 was about 7% higher than 2011.
This is due in part to the lack of inventory and the decrease in distressed sales.
In 2013 distressed sales only made up 24% of the total sales. 59% of the sales in 2009 were either short sales or foreclosures (bank owned).
When I checked the amount of active listings in Jan. 2014 there were only 131 active listings. In 2007 there was between 400-550 active listings at any given time.
Do I really believe a house bought in 2011 would have sold for 32% profit in only 2 years? No. I believe there were more higher dollar houses selling and less very cheap houses. Partly due to the lack of distressed sales.
