Furnace installation. They should loose their license. Home inspection in Artesia, New Mexico.

When inspecting homes, there are a few things I find that really make my blood boil over. Like a really poor installation of electrical, water heaters and furnaces.

These are being installed by licensed contractors that seem to not "Have a clue" as to what is correct and what is not correct.

Permits being issued?

No they are not being issued. If they were, the work would have been inspected by the local mechanical inspector. This "Shoddy work" would have certainly been called out and "red flagged" if inspected.

If the installers don't apply for a permit, then in all fairness the local inspectors don't have a clue as to what had been installed and what had not been installed. Therefor  they would not inspect what had not had a permit issued.

Licensed installers?

Was this unit installed by a licensed mechanical professional?

Yes it was, according to the home owner. In my opinion. There should be a fine and a mandatory re schooling requirement for the installer.

Safety Issue.

Take a look at the way this furnace exhaust had been installed.

The stack and cap was not ran through the roof of the home like the old unit's exhaust had been ran.

When this unit was installed the installer cut corners. A lot of corners. This new exhaust vent now terminates below the kitchen window. Letting the possible exhaust fumes from the vent into the home if the window was to be open.

The photo on the left shows the flashing that was left completely open after the removal of the old furnace stack.

Then we have a look at the new furnace.

But here is the major issue with this install.

The install.

The stack terminates below the kitchen window. This stack should have been ran back through the roof like the old unit had been. This is a major safety concern.

When informing the buyers of the potential safety issues. The buyer walked out and said the install took place last fall.

"I am going to call them and have the complete the work to code". I informed her to wait till I and the buyers have left the home. I nor the buyers would want to have any type of confrontation with the heating contractors.

Do the job correctly and get a permit. Then we would not have these issues. 

This is why you always get a "Trust But Verify Inspection" by a certified inspector. For the peace of mind.

This was a 80+ % furnace, PVC starts with the 95% + furnaces. The "B" vent is correct just about 20 foot short.

I think they should just call the mechanical inspector and ask them to come out. Then the installer would get a fine and still have to finish the job to code.
