5 Point Marketing Plan

Below is a visual representation of my 5 point marketing plan for home sellers, I've re-worked it several times to get the best visual impact and would love some comments. I've had good success with my Powerpoint Deck which includes 5 slides on each point, but a quick and easy image sometimes does the job better when the potential client is not as savvy.

 

Based on all your comments and feedback I've decided to redo the graphic and give you to different versions ( simple and complex ). More comments are welcome.

Hi Michael - I LOVE this visual and it's perfect for getting across to sellers all the places you use to create your online presence!

It's becoming absolutely amazing how many third party services there are to list properties for free nowadays.

Nice visual of the plan and I think you'll agree, there is one of them there that will beat out all of the rest hands down. I like how you put it under Viral Marketing because when you think about it, it is the original Viral Marketing platform.

Good job putting that together.  Point2Homes has something similar but I do not post on all the one listed and do others that are not. I need to put one together that has where I do post.  Great idea.

I would be appy to share with a non competitor and even someone on my own turf, the key is not where I market, its how I utilize these resources to get maximum targeting and reach, the internet is not about throwing spaghetti at a wall, its about strategically reaching the right audience as often as possible. Michael- Great visual.  My questions would be, "Which sites of all these, are your most effective?  Do you have a ranking based on actual leads generated? Do you track every lead from all these sights?"

thanks for all your comments, to be honest and not just because I worked there but the best source of straight views and visibility is the REALTOR.com Network, they are by far the industry leader in eyeballs and they win the visibility contest hands down. Conversion is completely different story. In the next few weeks I'll be posting some personla research and insight into the est ways to strategically market properties. Good point Michael... I've noticed that posting to the MLS alone just doesn't cut it anymore. I post every new listing to 12 web sites as well- I've found my last two buyers this way.

Michael,  I didn't read the comments, so this may be has been said once or twice... I think this is really good because it helps people see the number of ways you market in one shot.  Going through even a few pages, I think, causes people to go into overwhelm and stop hearing or seeing.

Michael, excellent visual. I use one similiar but I see you have more sites on it. But, you are correct is is great for sellers to see this and understand where their listings will be on the internet.

Something like this would be the perfect compliment to the collage I created  and use of photos showing RE/MAX marketing like magazine ads, primetime tv ads, news commentaries, little league sponsorships, professional and college sports team sponsorships, Koment and Children's Miracle Network Sponsorship, etc.  Great job on this, and congratulations!  Thanks for sharing.

Michael,  I seem to be in the great minority here, but when I first saw the visual I found it a little overwhelming and cluttered.  The icons all seemed to blur into each other's fields and it may not be very clear which tool goes with what aspect of your plan (especially if the seller is not very web literate and doesn't know what some of them are).   If there were some way to better define each point spatially it might be easier for the seller to see immediately what tools are part of each specific point.   Just my two cents, since you asked.....

Michael - I have found that majority of MLS users are sunday drivers or tire kickers. Having said that the internte is the number 1 place to be. We get more genuine leads that are convertable from the web than all other sources combined. As you say its not in knowing where to place your listings its about maximizing your reach and ROI

Amy- I'm glad you said that, this visual could be overwhelming but the key is to use it startegically based on the seller, You have to qualify each appointment you go on, are they savvy, a novice or just don't care just get it sold. Each presentation is different and depends on the needs of the homeowner. Like I said I have a Powerpoint Deck with over 30 slides on internet marketing, exposure etc, but I only pull it out on large scale projects with multiple decision makers and marketing people, this is a quick and easy visual that creates conversations with your potential client.....thanks for your input  Michael

Hi Michael - I like the concept, but for someone who isn't familiar with all of these sites it may be a little tough to distinguish where each category begins and ends. Within the context of your presentation, I think it brings a lot of value.

Either one looks very good. Still, I do have a couple questions.

Where's the MLS? Isn't the MLS part of the plan? If it's assumed, because, of course your homes are listed on the MLS, then, let me ask: Do the majority of your listings sell because they're on Google, Trulia, ActiveRain, Zillow, Flickr, CyberHomes, and the rest of these logos, or do they sell -- the majority of them, or what portion? -- because an agent working with a buyer found it by an MLS search and you had good info, tour, photos, on the MLS and they brought their buyer and a sale resulted?

Is there any non-web-based marketing of your listings that you do? Just Listed postcards, calling area agents, newspaper ads, open house, etc.?

Is this part or all of your listing marketing?

David, there are 2 icons for the MLS, one for the SoCal and another for the MLS Alliance which is a group MLS systems that joined in our area to increase exposure. This is also the Interactive marketing portion. Traditional marketing is an integral part of the ENTIRE plan, I do tons of flyers, broker opens, and local neighborhood coverage
