Regardless of what improvements that you would like to do the house, the price that you would be paying for the house is reflective of the current condition based on the market. The market determines the value, and it is in the evidence of the sold properties.
The amount of the work that a house needs is subjective. The most important systems of the house that should be in working condition are the roof, heating system, sewage and clean potable water. The price of the home assumes all of these elements are fine, or the price reflects the need for repairs.
I like it when clients have ideas on what to do with the space. However, the improvements do not all have to be done at once. It can be very extensive and time consuming if you decide right after you buy the house to do a full blown renovation. With most houses, you might want to do some personalization to make it your own. I often suggest to live with the house for 6 months, find out more about how you like the features, and then do any work.
If the things that you want to do are in working order but/or in the typical condition of what other homes have sold for, you can not negotiate the cost of upgrade/change or replace that item. The value and sales price of a renovated home is always higher than a property because most buyers do not want to do work & invest their time doing the projects.
