On Maui, a good view can make it or break it. Whether it's a bicoastal ocean view, or a pretty tropical garden view, it matters to buyers... a LOT. On an island, there are many million dollar views and everybody wants one. Can that view be blocked? Is that view going to change? These are important things to consider when shopping for a Maui property.
Neighborhoods are also very important when it comes to buying a home on Maui. Even the most beautiful home will not be suitable if the neighborhood is wrong. Being close to beaches and the ocean will cost you, because it means you are closer to enjoying the lifestyle that you want.
Some other hidden gems on Maui:
County water meter - It's pretty hard to build a home without a water meter, so be sure to check with your agent as to the options if no meter is included with the sale.
Photo-voltaic system - Many homes are opting for PV systems on the roof as a way to lower the electric bill every month. There are currently limits on how many homes in a neighborhood can employ these grid-tie-in systems, so it's another selling point if the home for sale has already been updated with PV, and that system is paid for.
Privacy - Even if you don't have a lot of property you can still enjoy privacy if things are done right. Plantings and orientation, the lay of the land, the roads and open spaces... all contribute to the sum. Maybe it's not so obvious what's next door when you look through the MLS pictures, but I bet your agent can tell you what the situation is.
So consider these things when shopping for a home or land on Maui and remember there is more to it than meets the eye. Look for the hidden gems with the help of a local REALTOR who can see the value and help you to understand it.
