Most rental property owners intuitively know that a property that shows well, rents well. However, when it comes to making rental property improvements, many landlords make the mistake of assuming that the types of upgrades they would like to make in their own homes are the right types of upgrades to make in their investment properties -- the two are often not the same.
What private landlords often forget is that owning rental property is a BUSINESS, so by definition, every investment in upgrades must either generate a Return On Investment (ROI) or be rejected.
Anything that "freshens" and "updates" a property's appearance for a relatively small investment is often well worth it: cleaning, paint, basic fixtures, serviceable appliances, etc. Think "durable" and presentable, but not necessarily top-of-the-line. For example, a package deal of "mid-grade" appliances in white might well be a good investment, but new stainless appliances are probably overkill for all but top-end rentals.
