You have shown the buyers over 25 homes over 3 months. They have made 2 low offers and not raised them after the sellers gave them counter offers. Now you have found them their 'perfect home' and they want to offer low again and there are multiple offers.

What would you do?

1. Let them know they cannot lose this house or they may have to wait a long time to find another and prices are rising, not falling.  They need to offer alittle above list price to even be in the game.

Raising the offer another $10,000 only raises the payment about $50 a month and after taxes about $30 a month. Are they willing to lose the hose over $30 a month?

2. If they do not listen to you, suggest that you are not the agent for them and refer them to another agent so you at least get a referral, but don't waste anymore time on non-committed buyers.

3.Sit them down and have a heart to heart on the benfits of home ownership. Find out their real objections. If they can be handled, handle them. If not, suggest they move on and rent for now.
