In Florida Spring Home Selling is in Full Swing
As winter is refusing to let go in many states north of us, Spring home selling here in Florida is in full swing. Spring Hill home owners who are thinking about selling can still take advantage of the Spring home selling season.
Typically, our season starts shortly after the new year and is fueled by more than one group of people who are looking for second homes and vacation homes in Spring Hill, Florida as well as primary residences:
1. There are the "snowbirds" - those people who are renting a place in the sun during the winter months - and who are now faced with having to go back "up north" soon. Snowbirds are beginning to make plans for the coming season and many decide they would rather have a place of their own so they won't have to compete with other renters.
2. Another group of people are those who are not here and are trying to get through a long winter at home. With every snow storm or cold front that hits the north, the phone calls and emails are coming in. "I'm not going to stay here for another winter" is a phrase I've been hearing quite a few times this Spring.
3. The third group of home buyers is comprised of all those who are looking to relocate for jobs, retire in the sun, or live in a place where many others can only spend their vacation time.
Combined these buyer groups make for a busy Spring home selling season --- good news for home sellers in Spring Hill, Florida.
Low Inventory and Increased Demand make for Hot Markets
Inventory has been low and good homes are being snapped up as fast as they are coming on the market. Some of the popular communities in the Spring Hill area such as Timber Pines, High Point, and Brookridge have become hot markets where home sellers will not have to wait long for offers.
With so many home buyers looking for Spring Hill homes for sale, the number of homes going pending has increased in the past couple of months and the number of days on market is decreasing.
An example is a recent Spring Hill home I listed and marketed for sale. This home received multiple cash offers and closed within 22 days of being offered for sale.
Location, Condition, Pricing Matter!
Of course, for this to happen, everything has to be right: location, condition, pricing and positioning, plus intensive marketing from the get-go all contribute to attract maximum attention and interest from buyers and subsequently lead to offers.
While there is not much sellers can do about location, they have control over condition and pricing.
Sellers should pay attention to curb appeal and interior presentation of the home as well as make necessary repairs.
Pricing correctly is still a must to attract offers. Even during a busy selling season, overpriced properties will sit longer and may not sell thus sellers will miss out on their opportunity.
Finally, sellers should be working with a knowledgable Spring Hill REALTOR® who knows how to market their home not only where buyers will find it but also target the REALTOR® community to raise awareness for a buying opportunity for their buyers.
