Every year the National Association of Realtors produces a 130 page research report that identifies the key characteristics of current home buyers and sellers. Few real estate agents take advantage of this resource, but for those who do, it offers invaluable insight into the trends of our industry and how we can better serve our clients.
One of the studies I share with every client I work with who wants to sell their home in Skagit county is "Where Buyers Found the Home They Purchased" (see chart below.) Not surprisingly, the #1 place buyers first find the home they end up buying is via the internet. Home buyers in today's market often know the exact home they want to purchase before they have even spoken with an agent.
That said, if you are wanting to sell your home in Skagit or Whatcom county in today's market it is no longer just a bonus to have a good internet marketing strategy, it is absolutely essential! When it comes to this key ingredient of selling homes, there is a huge difference in what some real estate agents have the skill, ability and resources to do or not. Here are a few questions to ask when interviewing agents to see where they stand:
1. What means do you use to track the effectiveness of your internet marketing?
2. How many websites will you use to market my home?
3. What other internet marketing do you use? Blogging, social media, video, etc?
4. And probably most important of all: Can I see some of your listings online right now? Put yourself in a "buyer mindset" and ask yourself if those homes were easy to find on multiple sites, had clear engaging descriptions, accurate mapping and appealing photos (lots of them!!!)
