Duvall’s real estate remains bullish heading into spring

The median list price in Duvall, WA this week is $404,950 is up from last week’s$386,900. Inventory is tightening and days-on-market is falling. The Market Action Index (MAI see chart below)shows demand heating up. These are relatively bullish signs for the market.
Supply and Demand
Home sales continue to outstrip supply and the Market Action Index(see below chart) has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.
Price
The Duvall real estate market has paused around this plateau. The Market Action Index is a good leading indicator for the durability of this trend.
