This week:

The median list price in Seattle’s Roosevelt-Ravenna neighborhood is  $492,500 is down from last week’s $499,450.  Demeand measured by the Market Action Index (see below chart) is increasing and days-on-market is holding steady.  With more properties coming available, conditions are mildly positive. 

 

Supply and Demand

Home sales in the  Roosevelt-Ravenna-Maple Leaf have been exceeding new inventory for several weeks.  However, prices have not yet stopped falling.  Since the market is already in the Seller’s zone, expect prices to level off very soon.  Should the sales trend continue expect that prices could climb from there.

This week prices  in the  Roosevelt-Ravenna-Maple Leaf area continued to pull back from their recent highs.   Keep an eye on the Market Action Index to look for signs of an extended down trend.
