#27 What would you do?

Your new tenant has his rent due today. You told him when he rented tohave the rent in the bank before the 1st like all of your other tenants. All of your other tenants have paid.

What do you do?

1. Text and call him and call his work

2. Go by the house and leave a note if they are not there

3. Wait 3 days and post a 3 day notice for them to move out

I would reread the lease first and make sure there is not a clause that gives a grace period. I would ask the person to drop the rent by your office asap. I would look at their history and if this a monthly issue with this tenant.

I would ask to do an inspection of the home to see condition.  I would rather have rent late a couple of days and the property taken care of than be early and have the home beat to heck. 

The next tenant may be worse...I rarely tried to evict when I managed units unless there was no pay or they were tearing the place up...or in the case of one...they were raising puppies by the dozens in the bedrooms and selling them at the mall.

Here in Ct the tenant has a grace period of 9 days midnight, I usually send a friendly email on the 3 to 5 day as a reminder. I agree with Mike in the above comment.

A month-to-month or lease agreement should clearly spell out the payment terms and grace period.
