Bringing Spring to Selling Your Property, make it cooperate!

What a Sunday, March 29th, here in Potomac, Maryland. Rain, Sleet and even Snow. Oh my, it is time let the season know we expect it to perform! I hosted an Open House at my new listing and it was just so ugly. Thank you all for coming in the terrible conditions. You are serious about buying.

I decided to defy the temperatures and adjust my wardrobe. I am dressing for Spring. That will make it come around? Right!!!  No boots for me, even though they are so comfortable when we are battling an array of precipitation.  Brighten the colors. Let go of the cold weather staples; gray, black and brown.

For you sellers, now it is time bring the color to your curb appeal. Dress your property for the Spring.  We do have control of the way our yard looks. I love to walk out the door in the morning to bright flowers in pots on the stoop. Big ones in the urns.  Brings a smile to my lips, and I am sure to the neighbors lips walking their dogs.  

This is what I recommend to all Sellers: "Make them smile and want to linger". The feeling that your property is THE ONE, begins at the curb.  Let them make it their own in their mind.  Cool, right?  And they haven't even entered it yet.  "Buyers only know what they see, not the way it can be", Barb Schwarz, founder of homestaging. 

Take away the fallen limbs. Refresh the old mulch that is now gray and decomposed. Fill your yard with the freshness of color and fragrance.  

Welcome Spring

                       Paint the front door a color that makes you feel cheerful or even happy!

Take the family out for a drive and stop at a nursery or home improvement store. Think of this exercise as a demonstration of how it feels to your buyer when they approach your house. Choose some cold weather hardy blooms to make it Spring at your doorstep. Replace the ugly winter burned shrubs, because no one likes a sick looking arborvitae beside your door. Remember, you have to keep them smiling until get inside to the really good stuff.  

Don't neglect to do the same in the backyard. In fact, now you need to make this section as beautiful as the front because soon it is outdoor party time. Show them what it will be like when they live here and have the House Warming.  Bring out the lawn furniture and scrub and shine. Paint it with a fresh coat. Afterall, the Buyers are looking for THE ONE and yours should be it. 

My final recommendation: now that the work is finished, take time to enjoy it because very soon you will be moving to your new house.

Excellent points!  These are three areas that garner so much attention and seller's just do not see past their own personal preferences to allow input.

Deb, I enjoyed your post. Well written and great advice.

I stress curb appeal for all seasons as I find it's the potential buyers first look and what they get...so make it fabulous, they will always remember the curb appeal.
