The hills are alive here in Cherokee County! 

I have specialized in the Cherokee County area for about 18 years.  I moved here from Dallas, Texas, where I lived in what was once a corn field.  Needless to say, any trees in the community were not original to the area.  The land in Texas was also flat as a pancake. 

Moving to the Cherokee County area was a wonderland of trees and hills for me.  I loved the beauty of it.  It feels like you are on a vacation year round. 

That's the good news!  The homes in this area with walk-out basements can be built into the side of a large hill.  We love our walk-out basements here, but that means a sizeable and somewhat dangerous drop-offs for the main level deck.  I've shown homes where there is about a 15 ft. drop from the main level deck to the ground below.   

It can be a little deceiving for a buyer coming in from out of state.  They look at the beauty and privacy of all the trees.  They mistake this for being a good thing.  Wrong.  The ideal situation for a home in this area is to find a level driveway PLUS a level backyard for the kids.  Not so easy when you also want to factor in the walk-out basements.  You can find the perfect home that the buyer falls in love with, but then walk out to the deck and say, "Oops, someone stole the backyard!"  Not only is this 15 ft drop off not safe for kids, it makes it a challenge for someone with a dog to take out.  I have to then warn the buyers that this could potentially hurt them for a resale in the future.
