You only hear about first time home buyers. What about first time home sellers?
FIRST TIME HOME SELLER
If this is the first time you have sold a home, you need information. When you bought your home you probably had no or little interaction with the seller and wasn't a party to what they had to go through. Now it is time sell and the first question is, "what do I do now"?
Find a great Realtor. Since you are seeing this on my website, I guess you have found a great Realtor so that is taken care of.
Let's determine first why you are selling? That is valuable information for me to know. If I am best going to serve you, I need to know what you are trying accomplish. If you need to sell because you just found out you are pregnant and need a bigger house, and you don't tell me that (and you aren't showing yet), then I won't know why you are selling. I could think all kinds of things like you hate the neighborhood, your neighbors dog barks all night, or you mom lives on the other side of Amarillo.
With that established, let's go through the basic steps. Here they are:
- Determine price
- List the property
- Put a sign in the yard, put in MLS and put to work my Extreme Marketing plan
- Keep the house clean
- Be as accommodating as possible to showings.
- Receive an offer
- Negotiate the offer until it is acceptable
- Accept the offer
- Wait for inspections to be done by the buyers
- Negotiate any repairs that the buyer is asking for
- Provide the title company with your payoff information
- Provide a survey if you have one
- Wait for the buyer to go through the entire mortgage process
- Receive the HUD 1 (closing statement) that shows how much you will be receiving
- Go to the Title Company to sign the deed over to the buyer
- Receive money
- Give the buyer the keys
