It is surprising how many agents do not include all the information for a listing.

The most common failure is to leave the tax identification number as "0". I can only guess that they want to make it harder to find out who the owner is when the property expires. Why not try a little harder to sell it rather than have it expire? Anyone who knows how to dig into tax records can find who the owner is with maps or addresses anyway.

Our MLS lets us include 25 photos. The public real estate sites often rank listings by the number of photographs. Buyers love pictures. Why would you not use 25? The only reason I can think of is when listing a lot, especially a wooded one, when the subject is a little harder to photograph that many times.

Documents areas are almost always empty. If you have a plat, floor plan, deed, disclosure or any other document, you should include it in the listing. Don't make the buyer's agent dig.

Dear Ron,
Well, here I see my comment on your earlier post will resonate with you! On the photo subject, I think it is a crime when I see a Listing that is three months old and has only one photo. How can that behavior be accepted by the Seller?
