Sellers and their agents will not take a buyer seriously if the mandatory steps to purchase are not taken before hand and presented when inquiring. Fortunately for buyers, their Real Estate agent will handle all the necessaries so that the market place meets and greets you accordingly
PRESENT YOUR SNAPSHOT
On the rental aspects, most people will go it alone. That means you will have to know your credit standing and be able to prove it along with income, possible tax returns, rental history and have to answer lots of questions. Be ready to dialog
