This is a common occurrence in Real Estate specifically the buying and renting arenas. When buying, it is wise to see if you can buy and for how much. If successful, then there are your parameters or your realities. If not, then you know where you stand and what to do next about the buying process

RENT AS YOU GO?

On renting, people just inquire and learn as they go picking up the necessary data to comply. WHY? People don't move around a lot so it is not a subject they necessarily prepare well for in advance. After a few inquiry calls, you figure out what it will take and eventually you'll have to do what it takes

HAS TO PASS MUSTER

Pre-Qualifications are required when entering into the renting and buying arenas. Often people who mean well tend to argue when inquiring with rentals and that is the harder way to proceed. Investigating upfront and then meeting those requirements are critical to a successful outcome. Renting involves credibility supported by facts

LET YOUR BUYING AGENT HANDLE

Sellers and their agents will not take a buyer seriously if the mandatory steps to purchase are not taken before hand and presented when inquiring. Fortunately for buyers, their Real Estate agent will handle all the necessaries so that the market place meets and greets you accordingly

PRESENT YOUR SNAPSHOT

On the rental aspects, most people will go it alone. That means you will have to know your credit standing and be able to prove it along with income, possible tax returns, rental history and have to answer lots of questions. Be ready to dialog

The best way to proceed?  Be READY, WILLING & ABLE....before you get out there..

Gotta have all three to present an offer and get a buyer the home they want.  Willing means that they are able and ready, otherwise, they aren't :).
