University Club Plantation Subdivision in Baton Rouge's Zip Code 70810 is expanding into a new filing with lots going fast. The University Club Plantation median sales prices have fluctuated since 2011 from $587,000, $612,500, $600,000 to a lower $543,000 into 2014 based on 9 sales.  I have no explanation as to why the correction into 2014 as the over $500,000 luxury market within Baton Rouge is generally the most stable.  I mean, look at the chart in 2011 when nationally the United States was in a free fall, meltdown financially and in home prices and there were approx. 28 sales in the $587,000 range, signals major strength in that price range.

2014 University Club Plantation Home Sales

NOTE: These numbers below are only based on 9 total 2014 sales AND it's possible that not all of the March sales have been reported yet within GBRMLS. This is only a snapshot of almost the first quarter of home sales.  YES, the chart does show a decline in both median sales price and price per sq. ft. and I will be monitoring this situation and updating on this 2014 trend.  

Home sizes ranged from 2,255sf to 5,984sf and sales prices ranged from $335,000 to $735,000 or $110/sf to $182/sf.  I do know that 3136 Pleasant Point Blvd sold for $735,000 or $124/sf  and was a third-party foreclosure. 

ALSO, I was also surprised to see the number of For Sale Signs in yards, there appeared to be more than average number of homes for sale in UCP, but perhaps not.
