New Generation Home Buyers - What are they looking for and How?

Technology, behavior, and culturally - its a new generation. A new portrait of the American Dream Home. In the news these days we talk about "Generation Y" or also known as Millennials, which are homebuyers 33 and younger. In general, the method of homes searches have changed. 

In the past we picked up the local newspaper and and open houses, driving through neighborhoods on the weekend looking for "For Sale" signs.

First-time home buyers would ask friends and famlies, or read up on the home buying process online in their search for new homes.

Now, ninety percent of home buyers today use the Internet to search for homes, smart phones, apps to find their next home and then reach out to a realtor.  This next generation of home buyers are different in how they search for homes, but also what they look for in a home as well.

  •       Buyers use specific online tools
  •            Smart Phone apps
  •           The age of the home buyer also plays a big factor in how they conduct their searchhome search on smart phone for a        new home
  •             Buyers watch Youtube videos and virtual tours before ever reaching        out to a realtor.
  •           Communication with a realtor consists of texting "I am interested in      the home on 2920 Chinkaping Oak Lane", and emails rather than picking up the phone.

We live in a technical world now, but the typical Internet buyers are taking twice as long to search for a home and "visiting" the home online three times more as traditional home buyers would.

But, no matter how things change, some things remain the same. Real estate agents are still the most important source of information for home buyers.

Internet home buyers were more likely to contact a real estate agent (89%) than buyers who did not use the Internet to search for homes (70%.) 

Buyers who use the Internet also made greater use of other information sources, such as real estate agents, open houses, Home buyers still ranked real estate agents as the most useful source of information (81%), the Internet (77%). The least source of information these days were newspapers and print ads.

Buyers most often found the home they purchased through a real estate agent (40%) as opposed to the Internet (35%.). Buyers most likely find their agent through a referral from a friend, relative or neighbor. Buyers are focused on listing photos (84%), along with detailed property information (82%), and the added virtual tours (63%).

However, real estate professionals are involved in four out of five transactions in the U.S.

What is the new generation looking for in a home? While baby boomers wanted big homes with lots of space, Gen Y prefers functionality over size and lifestyle. However, it is not unususal that their parents may be the reason for a bigger home, and now it becomes a multi-family home. We are looking for main level master bedrooms, to in-law suites or rental income properties.

What are home buyers looking for in a home these days:

- Trendy Kitchens

- Large Closets

- Home Office

- Hardwood Floors

- Media rooms/Man Caves

- Smart Homes with smart phone apps that can remotely lock/unlock doors, automatically turn on the A/C, and monitor the kids and family dog via webcam.

Though we as realtors need to keep up with the times and be tech savy, in the end the buyer still wants my real estate experience, and helping them. Technology makes things easier, saves time, and we are more efficient. However, "Why should I work with you", is still one of the most important question asked by potential home buyers. They want someone to guide them through the process, and our professional advise. The fact that I can write an offer and get it signed on my iPad, is a bonus!

Jordana:  As someone that's been in the industry a long time, I've found that younger buyers are also watchful to see if I CAN handle and utilize the technology properly and quickly.  They want to know bottomline ... have I stayed educated and current with the process and the technology used to promote it and transact it.  As a professional within our industry, if you haven't ... you're in a heap of trouble and your business will slowly die.  JMO ...

thanks for all the great comments. Yes, we need to keep up with all the technology in order to stay in front of our consumers. An agent who does not reply to text messages or now even facebook messages, definelty gets passed by. Education on social media, meta tags, and of course changes in real estate are a MUST to stay ahead and to be successful. 

Peggy James, Jeffrey Hogue, Pat Champion: homes are selling fast in our area. I find that a lot of consumers use Zillow or Trulia. My experience is that they don't always have accurate information, and buyers are disappointed that the home may no longer be available. So, its up to me to educated them and provide them with the technology, tools, and access to active listings to find their new home, especially in a tight market!

The difference between the boomer generation and millenials is striking when it comes to home buying. My clients tend to be boomers and many don't use email. Electronic signatures just isn't going to work. If I presented a contract on an ipad, they might think there's something hinkey going on.

No matter, they still don't realize what it's like in buying a home and they do need professional representation no matter how they found the house.  They would do themselves all a favor to find a real estate agent first.  Save themselves a lot of time.

Jordana, I was out showing homes with buyers last week. It was a young couple in town for just a day. While I was showing her houses, she was looking at the daily email notification with new listings sent from my website. It was actually kind of cool to see that buyers really like getting these updates. You are right, it's a whole new world.

Tammie White. They have their apps on their smart phone with the GPS function and can still look up homes while out with their agents.

Pamela Seley, can't even imagine anymore myself, not to at least send listings via email. There are still some consumers out there like that. I had a similiar client not too long ago. Some don't like electronic lockboxes either no matter how secure they seem. We just have to constantly adapt to our clients needs, but also try to educate them along the way as well. Best wishes.

Interesting enough the techy home buyer no longer need us to find out as to which homes are for sale or what houses in their neighborhood have sold for. They have an app on their phone to look up homes for sale or sold information or search online. I offer a free mobile app through my website for my clients, so I can also drive more traffic to my website. 

What they need from us is to evaluate the available information and to help them make sound decisions. Help them decide, whether it is the right time to buy or the right time to sell.  Guide them through the process of making an offer, all the way through inspections, and settlement. That is why they need a real estate agent to make it a positive experience to become a home owner.  

I had an out of state client ask me to give her a tour of a home via skype last week! Welcome to the "New World of Real Estate". Thanks for all your great comments and input.
