The first impression is no longer when a buyer walks in the front door but it's when they pull up your listing on the internet. It doesn't matter which website they choose, they will all have the same photos and video tour. It's amazing to look through the MLS and find homes listed with no photos, one or two photos, photos shot with a fish-eye lens or so poorly lit so you have no idea what it is.

As a seller one of the questions you need to ask the agent you are considering hiring is, how is your home going to look for the 24 x 7 buyer?

Ask to see their current or recent MLS listings on line. How do they look? Do they hire a professional photographer or have photos taken with at least more than a mobile phone? Do they have a stager available for consultation.

You are absolutely correct about the first impression being online.  The house needs to be in tip top shape for photographs to even get someone in the door.

Suggested.... When buyer prospects see a house they are interested in, they look at the MLS listing and the pictures multiple times.  If the pictures are bad, they will move on and forget about the house.

Chris Ann I don't know why I'm still surprised when I pull up a house on line and can't even make out what room I"m looking at.

Sondra-thank you.  I've had buyers skip properties because the photos looked bad.

Sussie-even on an iPhone there are programs that help you adjust a photo before you upload it.

I love it. 

Photos are a huge part of what helps my buyers decide if they like or don't like a home. I'm not sure why they think bad photos will cause people to venture out to see it in person.

Some people can't do it. I had a client yesterday completely freak out because she mixed up the days for our appointment. She thought I was coming yesterday afternoon instead of today, for some reason. She complained and said, "But the beds are made and all the stuff is off the 'frig." Um, she can make her bed again, right? During the night, are magnets likely to leap up onto the 'frig, will Johnny plaster his fingerpaintings all over the stainless steel at midnight?

Elizabeth once your house goes on the market everyone has to learn to take a few extra minutes in the morning to straighten up before they head out the door.  Not that hard to do.
