Is There a Price Objection Hidden in the Showing Feedback?

Are you getting showings on your home but no offers?  What is going on?  Maybe some of the feed back from the agents who have shown your home have left you some clues.  Maybe you have a pricing issue but buyers and their agents just aren't coming right out and saying it.

What the Agent Says "The buyer thought the house was too small."  The Agent Means  "There are larger homes for the same price."

What the Agent Says "They liked the house but bought another."  The Agent Means "The buyer found other houses that were better values."

What the Agent Says  "They liked the house but decided to on new construction."  The Agent Means "Buyers are willing to pay 10-15% more for a new house."

What the Agent Says  "They didn't like the carpet."  The Agent Means  "The seller should replace the carpet if it's worn or an unusual color."

What the Agent Says  "They thought the yard was too small, there's too much traffic...."  The Agent Means "There are other homes with larger yards on quieter streets….for the same price."

What the Agent Says  "The home needs some work."  The Agent Means  "They seller may need to make minor repairs or neutralize."

What the Agent Says  "They didn't like the floor plan."  The Agent Means  "They didn't like the floor plan."

The lesson here is that price objections often came come cloaked in different terms.  Listen carefully to feedback and make your adjustments swiftly.  

Your ultimate goal is to be the very best house in your price range.
