THE COMPASS POINTS THE WAY
When I walk through a property, I have my own little systems of inspection that I use. It evolves around the compass concept. I enter onto a piece of property and stand somewhere anywhere and then look at the compass points. I then proceed starting with North....
MAKING THE POINTS
North, South, East and West is noted and documented by me in writing or with pictures. I then proceed further into what I am inspecting, pause and repeat this. It works very well when entering rooms. I go floor to ceiling, left to right and poke around the windows and closets etc...
OH LOO-KY HERE
I don't do minute details or analysis. I report. For instance I don't know what is causing your water mark or stain. I just report that there is one. Same with dry rot, termite damage, cracks in concrete, poor or no lighting, plumbing and electricity.
I WAS THERE!
My reports actually reveal that I was there and I have a working superficial knowledge of the subject property. In discussion about what I have documented and observed, I may be asked for my opinion or next step. I gladly give it making sure that I mention that on some subjects, a professional needs to be brought in to comment further
