The cold is gone and we're seeing signs that the Warren County real estate market is heating up! Did the heat extend into the Maineville Ohio market? We think it did! This report is for single family homes only and NOT condos. We're covering zip code 45039 only, which also includes homes in parts of Landen and Deerfield Township, although at low levels. That also means any Hamilton Township homes in other zip codes are NOT covered in this report. The majority of 45039 is covered by Little Miami Schools, although portions are in Kings Local. Obviously zip code 45039 is NOT uniform so we're not always comparing apples to apples in this report. The 45039 zip code offers a diversity of living choices, with a focus on affordable housing. Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71. Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit. Along the way you'll pass a Lowe's, Target, Kohls, Kroger and a collection of strip malls with a selection of dining choices.
With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that. If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

Maineville is home to the annual Berry Festival, a recently established area festival that is quickly gaining popularity.

So what can we determine from the latest statistics?
Basically March 2014 SMOKED the previous March reports. MORE sales! HIGHER prices! The only thing you might wish for as a Maineville home seller is for it to happen faster, but we can't have everything can we? The number of homes for sale is up a decent amount and the number of homes under contract dropped slightly, but that's okay too. And note that the average home seller didn't have to discount much to get the sale completed either.
Overall, the home price band moved up a bit, with only 2 sold below $100k and only 4 above $300k including one above $500k!
One thing we'd like to see continue to drop is the number of distressed homes on the market or sold. 13 of 159 homes is still under 10% of the homes for sale are either short sales or foreclosures, but obviously it's better for the market to see that number push down further. And be forewarned, not all of the foreclosures and shorts sales are great bargains when you account for the condition and uncertainty of how long it may take to complete a purchase.
So what does this mean to you as a Maineville/Hamilton Township single family home owner? No real reason to change our advice with the warming market trends: a LOT depends on when you bought your home and how much you still owe. If you bought at peak values, we're still not back to prices that will let you walk away with serious equity. Chances are it may be close to even or you may even need to write a check to make the deal work. For most other sellers, you're in good shape and there's demand for your area (if you can beat the new construction!).
Don't be surprised if buyers continue to go low with their offers, so appropriate pricing is key. However, if the current trends continue buyers may finally adjust strategy and realize they have to come strong to get a home under contract. A strong marketing presence is still critical (and we can provide that for you). If either element is missing, the home will take much longer to sell, or will not sell at all. So what does this mean to you as a potential Maineville/Hamilton Township home buyer?
Not much to change here either. The 41 homes sold and 51 pending sales tells you you've got competition! Part of that competition is institutional buyers purchasing homes to convert to rentals, so if you're looking in subdivisions, you may be competing with them, and they're CASH offers, although typically offered a bit below full market value. If you find a home that suits you, don't delay acting or you may miss out on your opportunity.
Maineville/Hamilton Township still continues to be a VERY affordable place to buy a home. A good portion of the housing is newer (less than 20 years old) and in subdivisions, most often pool communities. Additionally, new construction is available and having an influence, and PLEASE, for new construction, have us help you! The builder will NOT cut you a price break for showing up unrepresented, and using our services will NOT cost you extra.
Based on List/Sold price ratios, obviously there is a LITTLE room to negotiate on most homes, but don't assume offering really low is going to get the deal done.
