The economic outlook for the Greater Alvin Area looks great, according to Larry Buehler, Economic Development Director for the City of Alvin. Buehler spoke to a group of about 20 Realtors who work in and around the Alvin area at a Realtor's listening session and roundtable discussion on April 1.
The City of Alvin put on a series of listening sessions with various groups in order to assess public opinion on the growth of the Greater Alvin Area, and gain ideas for managing its fast-moving development. I was invited to attend the session by fellow Rainer Sussie Sutton, who serves as Development Coordinator for the City of Alvin.
Realtors in attendance agreed that Alvin has a number of positive qualities, including great public schools, Alvin Community College, numerous employment opportunities, new medical facilities, and most importantly, affordable vacant land.
Many of the surrounding communities have very little vacant land left. With new developments moving farther south along State Highway 288 through Pearland and Manvel, Alvin is positioned to be the next booming area.
The city has identified several principles to help manage and plan for the expected growth of the area. They include:
- Manage growth and development.
- Achieve a compatible pattern of land use.
- Revitalize downtown as a true city center and community gathering place.
- Improve transportation choices.
- Enhance convenient access to parks and recreation facilities.
- Protect valued open spaces and conserve natural resources.
- Use community facilities and public infrastructure efficiently.
- Promote an attractive and well-maintained community.
One of the factors the Realtors noted was that there are not enough homes available for sale. Alvin is experiencing a drop in inventory, like most of the Houston area. Realtors agreed that bringing in more developers to build houses and neighborhoods will help tremendously.
