Information Needed To Write A Purchase Offer on a Mason Ohio Home

So we've been searching for the perfect Mason home for you and we found it!  Now it's time to write the offer, so what questions does your agent need you to be able to answer?

We use a standard Cincinnati Area Board of REALTORS(R) purchase contract, five pages prepared by real estate attorneys and there are some key questions to answer to start the negotiations:

  • How much are you willing to offer?  (consider the market condition, if it's screaming hot, go strong or risk losing the home to another buyer)  Frankly there's pages and pages we could write about offer strategy so we'll save that for another day.
  • Earnest money:  how much are you willing to put down?  This typically varies with the price point of the home.  We'll need to have that check to deposit if/when the contract is accepted.  You'll get it as a credit at closing.
  • Financing details:  Type of loan (conventional, FHA, VA?).  Percentage financed?  Interest rate limits?  (this is why we ask for preapproval letters)
  • Are you asking for closing cost assistance?
  • Personal property to convey with the home.  The seller may not have offered the refrigerator, washer, dryer, etc.  It's on the table to ask or not ask for them to also be included.
  • Do you want a home warranty?  If so, paid for by seller?
  • Inspection time frames.  What's your personal schedule so we can make sure you have adequate time to get inspections (e.g. a vacation for two weeks just as you get an accepted offer is NOT good timing).
  • Do you want title insurance? (we recommend it).  If so, are you paying or asking the seller to pay?
  • When do you want to close on the home?  Occupancy date?  Same as closing or give the seller a few days to move?
  • Response time.  What's the deadline for the seller to respond?  Once that deadline is passed without a response, the contract is void.  Cut it too short, you may not get a response.  Leave it too long and other offers may come in.  

That covers the majority of the key variables required to complete the purchase offer.  Of course there's a lot more involved, but that's why you hired us to guide you through the process!

BLiz, nice job going through the list for buyers. The title insurance thing is interesting in that in our area it varies from county to county as to who customarily pays for this. One more reason to use an experienced buyer's agent who knows "the territory".

Tom, Here it's totally optional.  Some buyers want it, other's aren't interested.

Paul, There are even differences as you travel around our state.  Head north of us and whether the refrigerator is "standard" or not changes.

THis is an excellent checklist for buyers who want to make an offer. I have something similar although our contract is different, and longer!

I always provide a sample copy of the offer to purchase contract with decision points highighted in advance so buyers will hopefully review it and have given these issues some thought

Conrad, It's the best way to protect your own interests.  No matter how many times it's said, DON'T GO TO THE LISTING AGENT, buyers still think that will work better for them.
