Gainey Ranch consists of 11 single-family home neighborhoods and individual estate lots, along with seven (7) condominium communities.
Gainey Ranch Single Family Home Neighborhoods
Arroyo Vista
Arroyo Vista consists of 61 homes ranging in size from 2054 to 2654 square feet. This community is located on the south side of Doubletree Ranch Road. Many of the homes have views of both Camelback Mountain and portions of the adjacent golf course. Residents and invitees enter the property from Doubletree Ranch Rd through an electronically controlled gate.
The Estates
A distinctive neighborhood of 30 custom homes continues the established character of excellence at Gainey Ranch. All but one of the homes borders either the Lakes or Dunes golf course and many have views of mountains in the background and golf course lakes. The Estates is protected by it's own electronically controlled gate in addition to the main Gainey Ranch entry gates.
The Enclave
The Enclave consists of 66 homes ranging in size from 2975 to 4380 square feet. Nine homes are located on subdivided estate lots that are primarily surrounded by the Arroyo golf course. 31 other homes are located along the Arroyo golf course. The community features a large pool and spa with a bathhouse and barbecue area. The Enclave is protected by it's own electronically controlled gate in addition to the main Gainey Ranch entry gates.
The Enclave II
The Enclave II consists of 21 homes ranging in size from 2975 to 4500 square feet and 15 homes are located along the Lakes golf course. The community has a unique water feature flanking the electronically controlled gate.
Golf Villas
Golf Villas (formerly known as Golf Villas I and Golf Villas II) consist of 58 'duplex style' single-family homes ranging in size from 2226 to 3646 square feet. Unlike standard duplexes, these houses share only a wall with a neighboring property. Each home has a distinct front and rear yard area. 34 homes are adjacent to the Dunes golf course and most are in close proximity to the Estate Club.
Golf Villas III
Golf Villas III consists of 12 'duplex style' homes ranging in size from 2226 to 3646 square feet. These offer the same basic floor plans as the Golf Villas and are separated by their own separate walls. Nestled among large trees, this small community is somewhat secluded and quiet. Several of the homes also have partial views of Camelback Mountain and the Arroyo golf course.
The Greens
With a neighborhood of 105 homes, The Greens is Gainey Ranch's largest community of single-family homes. The houses range in size from 2074 to 2765 square feet. One wall of most homes is built on the property line. Many homes overlook the Dunes golf course and several have views of the McDowell Mountains. The Greens offer a pool and spa with a bathhouse and barbecue area.
The Legend
The Legend consists of 55 homes ranging in size from 2800 to 4225 square feet and with 36 lots that overlook the Lakes golf course. The Legend has a pool, spa, bathhouse and barbecue area. The homes are protected by an electronically controlled entry gate, in addition to the main Gainey Ranch entry gates. Many homes have views of both Camelback and McDowell Mountains.
North Meadow
A distinctive neighborhood of 29 custom homes continues the established character of excellence at Gainey Ranch. Many homes have a view of the McDowell Mountains and 18 homes border the Dunes golf course. Access into North Meadow for most is from 78th Street while 3 homes have an entry at Gold Dust Ave. All residents access the community through an electronically controlled entrance gate.
North Meadow II
A distinctive neighborhood of 25 custom homes continues the established character of excellence at Gainey Ranch. Almost half of the homes border the Dunes golf course. Residents enter the property from Mountain View Road through an electronically controlled entrance gate.
Vaquero Drive
A distinctive neighborhood of 21 custom homes continues the established character of excellence at Gainey Ranch. Vaquero Drive features the most expensive custom home sites and some of Gainey Ranch's largest homes. 15 homes border the Arroyo golf course. Residents enter the property from either of two large, heavily-landscaped entry areas adjacent to and south of Doubletree Ranch Road through electronically controlled entrance gates.
Individual Estate Lots
These lots have special characteristics due to their larger size and location penetrating into the golf course. In addition to the two estate lots that were subdivided and are now a part of The Enclave community, there are five others scattered within Gainey Ranch containing four single-family residences and one vacant home site.

Gainey Ranch Condominium Communities
The Courts
The Courts include 70 units in 11 buildings. The Courts offers the smallest units on Gainey Ranch with sizes ranging from 865 to 1200 square feet in four distinctive floor plans. Many of the units overlook the tennis courts and the residents of The Courts are the only group authorized to use the tennis courts without charge. The Courts has it's own swimming pool and spa.
Golf Cottages
The Golf Cottages include 48 units in 12 buildings. There are 6 different floor plans and the size of the units ranges from 1722 to 2075 square feet. All residences overlook the Arroyo golf course. The Golf Cottages community is within easy walking distance of the Estates Club as well as to the Golf Club via a dedicated pedestrian path.
The Oasis
The Oasis include 69 units in 19 buildings. There are 3 different floor plans and the size of the units range from 1640 to 1764 square feet. Nine of the buildings are adjacent to the Lakes golf course. The Oasis is situated immediately to the north of the West Security Plaza and has its own swimming pool and spa.
The Pavillions
The Pavillions include 134 units in 41 buildings. There are six (6) different floor plans and the size of the units range from 1230 to 1944 square feet. The Pavillions is the largest residential community on Gainey Ranch, and 25 of the units border a small golf course lake with the fairway on the other side of the lake. The community features a lagoon, which meanders through the middle portion of the subdivision, and a pool and spa bordering a portion of the lagoon.
Sunset Cove
Sunset Cove includes 80 units in 17 buildings. There are 8 different floor plans and the size of the units ranges from 1127 to 2241 square feet. Some of the homes border the Dunes golf course and others have views of the McDowell Mountains. The community features a lagoon adjacent to the swimming pool and spa area. Sunset Cove is located across the street from the Estate Club tennis courts.
7400 Gainey Club Drive
7400 Gainey Club Drive includes 72 units in 24 buildings. There are three different floor plans and the size of the units ranges from 1818 to 1911 square feet. Some of the buildings border the Lakes golf course. it is the closest residential area to the golf club and features 2 swimming pools and spas. The property is accessed from Gainey Club Drive through an electronically controlled gate.
8989 Gainey Center Drive
8989 Gainey Center Drive consists of 72 units in 25 buildings. There are three different floor plans and the size of the units ranges from 1965 to 2118 square feet. The 8989 condominiums are a member of the Gainey Ranch Town Center. A major feature for many homes is the adjacent Town Center Lake (ownership is shared with the Hyatt Resort and Golf Club). The subdivision also borders the Arroyo golf course and, during 1995, was the last residential area to be completed on Gainey Ranch. The 8989 community has its own pool and spa and the property is accessed from Gainey Center Drive through an electronically controlled gate.
