Located along the northwestern boundary of Killearn Estates, one can find wildly popular Camelot Park, with roughly 375 houses that have been consistent performers among the top selling neighborhoods in the Tallahassee real estate market.
While not producing sales numbers like the top five subdivisions (Southwood, Golden Eagle Plantation, Killearn Estates, Killearn Lakes Plantation and Bull Run), Camelot Park does see enough house sales to often times drop into the top 20 most active neighborhoods in the Tallahassee MLS.
Thus far in 2014, Camelot Park ranks tied for #14 based upon 4 house sales with an average sales price of $153,000 and a value of $94 per square foot. That means you are getting a 1,619 square foot house for just over $150K in a highly desirable downtown Tallahassee neighborhood.
Currently, there are 8 houses for sale in Camelot Park, 1 of which is already under contract.
House Sales Getting Stronger?
In the graph below, we see the number of closed house sales each year as blue columns (2014 is through 3/30), and the average house value, expressed as price per square foot, is shown as a red line. This means the year is off to a good start for Camelot Park, as the current pace would yield the number of sales last seen at the peak of the housing market.
Unfortunately, we see that average house values are giving back some of the gains recovered in the past two years since the bottom of the housing market in 2011.
The increase in unit sales is good news for a continuation of a housing market recovery in Camelot Park.
House Prices Falling
Average house prices are falling, giving back the gains found last year. With only 1 distressed house sale recorded in the past year, it is surprising to see both average house prices as well as average house values falling in Camelot Park.
