   Duvall’s real estate inventory starting to tighten 

This week:

The median list price in Duvall, WA this week is $419,000  is up from  last week’s$404,950.  Inventory is tightening and days-on-market  is falling.  The Market Action Index (MAI see chart below) shows demand heating up. These are relatively bullish signs for the market.  

Supply and Demand

Home sales continue to outstrip supply and the  Market Action Index(see below chart) has been moving higher for several weeks.  This is a Seller’s market so watch for upward pricing  pressure in the near future if the trend continues. 

 

Price

The Duvall real estate prices appear to be hovering around  their high point.  Look  for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.

Adrian, As with all the neighborhoods covered by Arian if tyou are looking to sell or buy call Adrian as he is the local expert no doubt.

Prices here in South Katy are up $50 K median YTD versus last year. I knew this was going to happen. We still have some folks who based on these free web sites think prices are going down! REALLY!!

Hi Adrian... I love the Duvall area and have several friends out that way. The area has such a wonderful rural feel and yet a close proximity to the Eastside... Nice report on this local market, Duvall is still a highly desired area to live in!

Sounds likea pretty strong market exists in Duvall with low inventory and I would guess higher sales prices.
