This weeks Market Report for San Clemente and surrounding areas home values from a San Clemente Realtor Mark Paulson shows Orange County Median Prices for the resale homes were up 12.3 percent, for new homes up 20.9 percent and for resale condos up 20.3 percent. The sales volume is down for resale homes 16.2 percent and down 4.4 percent on condos and up 44.9 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are up 16.4 percent and the sales volume is down 22.2 percent.
- Mission Viejo Zip Code 92692 sales prices are up 12.8 percent and the sales volume is down 14.8 percent.
- Aliso Viejo sales prices are up 18.3 percent and the sales volume is down 36.5 percent.
- Laguna Niguel sales prices are up 20.9 percent and the sales volume is up 4.0 percent.
- Rancho Santa Margarita sales prices are up 32.7 percent and the sales volume down 12.5 percent.
- San Clemente Zip Code 92672 sales prices are down 7.0 percent and the sales volume is down 21.7 percent.
- San Clemente Zip Code 92673 sales prices are down 11.3 percent and the sales volume is down 20.0 percent.
The values are increasing except for San Clemente that had been leading the increase for years. The suprise is that San Clemente is low on inventory and the median prices are slipping. We are also seeing the inventory has dropped significantly. We also got a report we hit a 14 year low in the in mortgage applications. The overall market is increasingly slowing down.
