 Follow the three “A’s and you will have more business than you handle!

 

As a real estate agent I prefer a balanced market but unfortunately I have no control over that scenario. What I do have control over is systems and best practices that adapt to any market. Even though inventory is dangerously low in Austin I have been able to find my buyers the right home with sellers accepting my buyer’s offers.

Is it easy? No! How do I do it? It all starts by setting up a notification process from our MLS to my buyer and me when new listings hit the market. When a new home pops in the MLS we both receive notification. If the home is of interest to my buyer we schedule time ASAP to see the house. My buyers are pre-approved and ready to go with a signed buyer agency agreement in place. We are ready to submit an offer on a moment’s notice! Docusign facilitates this process.

Networking with other agents about new listings coming is a must. Remember colleagues can be your greatest resource!

 

The key is writing an offer that is appealing to the seller and will win my buyer the house.

Preparing an offer to include a greater amount of earnest money and option fee shows the high level of interest of my buyer. Offering flexibility on the close date and exercising a proven strategy in arriving at offering price when in multiple offers (which most likely always be the case) is paramount. Presenting the offer in a timely, respectful manner to the listing agent with all the necessary addendums attached plus the pre-approval is always appreciated.  It never hurts to create an image of my buyer for the agent and the seller. This can be accomplished through a note or letter from my buyer. I can be reached and return calls quickly....ready to have the earnest and option money quickly delivered to seal the deal.  

In a market with anemic level of listings I’ve been able to secure listings. Why? I have systems in place, references and am a good listener and communicator. Sellers understand I’m a trusted advocate of the community I market and want to work with me because they know I understand the process and the ever changing dynamics of the Austin housing market.

I work hard to maintain good working relationships within the industry. Having a reputation for fairness and working with well qualified and coached buyers and sellers on the process is invaluable. Agents know with me on the other end of the transaction the process will move along flawlessly.  

I don't believe in our line of work there are many stress free transactions. They are all challenges. I’ve learned to follow the three “A’s”….. Anticipate.....Adjust and Adapt to be successful. Practicing the three “A’s” is the heart of longevity in the real estate business. 

Mastering the three “A’s” will guarantee you survivorship! When the market shifts, anticipate the change and adjust your marketing and approach....adapt and prove your value and worth in each cycle and you will have more business than you can handle!
