Baptism by Fire - My First Real Estate Deal
Green as the summer grass I was standing by the administrators desk in my newly joined real estate office when a lawyer came flying in the office saying I need a Realtor! I'm a Realtor I said. So we pow wowed about this RI real estate property that needed to be sold. Owned and inherited by a MA woman and her loosey goosey, not all there brother this was going to be a real baptism by fire transaction. Little did I know...
First, I had to visit this cottage house and deal with the brother living there who was in no hurry to move out. In fact, I was scared to death because he looked like the KISS rock group. He showed me the slightly off kilter house but he was not ready to sign papers...yet. I needed to come back a few times to get him to sign.
Oh I dreaded this...put on the market for $60,000 and the offers came flying in. Still did not have the disclosures signed by the brother...one last time I went there and if I listened to the eight track tape in his car with him and then he said he would sign the papers. I told him I will stand outside the car as he played " in the garden of vida" for 2 playbacks...but he finally signed as I chatted away about how I loved the song! I needed to get out of there.
Buyer was found and water/sewer reads were needed. Could not find the water meter and I crawled under the house,as the water company suggested to no avail, no meter. They told me I was wrong and eventually sent someone out who had to dig up the street to get to an ancient meter to get the read. Love dealing with this town!
Day of closing...well it didn't happen. There were liens that surfaced that the two lawyers had to still sort out and just were not full cleaned up yet. The second time I drove the seller's attorney to the closing he was on the phone to make sure all papers, old mortgages released, court documents were in order (again we were down to minutes before we closed) and we closed.
There is so MUCH I want to forget about this closing but what I learned is that I would be a resourceful real estate agent and could do anything. It was a closing to remember. There were so many different real estate items I touched with this one transaction that made it a mega learning experience. Oh, the lucky buyer rehabbed it and sold it...I have no idea where the brother ended up but I haven't listened to an eight track tape since then. Baptism by Fire - My First Real Estate Deal.
