Do You Want Quantity or Quality?On Wednesday, I received a call from a woman moving to our area. I was with a client writing an offer and, of course, I let the call go to voice mail. After completing the offer and sending my client on his way, I returned the call. This time my call went to the woman's voice mail. My first thought was that she'd already connected with another agent. I left a message.

Yesterday, that woman returned my call to tell me that she had connected with another agent. She went on to say that this agent had a large team and 5 buyer's agents working for him. He seemed very knowledgeable about the area but he was not going to be the agent taking her around. One of his agents would be doing that. This team is currently working with 72 buyers. She asked how many buyers I am working with. 

While I am working with several buyers right now, I'm not working with anything like 72. As a matter of fact, 15 is probably my max at one time. Especially, given Franklin's limited inventory.

We talked for a little while and had a very good conversation. It was my opportunity to prove my worth. Today this woman called me and decided to cancel the appointment with the other agent and use me instead. She said it came down to quantity versus quality. While the other agent seemed to be doing a larger quantity of work, she felt that the quality of work that I offered was more important to her.

I was so happy to finally hear these words from a buyer. She recognized that having the largest number of transactions doesn't necessarily make that agent the best one to work with.

Being an out-of-state buyer, she realizes she may not find a home while here and might be forced to writing an offer on a house sight unseen. She liked that I would be available to Skype showings or send videos of possible properties. She wasn't sure she'd get that kind of service from an agent working with so many buyers. This is a real concern for buyers in the Franklin area right now.

Properties are going under contract the first day on the market. Buyers working with agents who have a large volume of clients may not be able to take a buyer out to see a new listing before it goes under contract. I alert buyers the same day new homes come on the market. That way, they can clear their schedule to look at it right away. In this market, that can make all the difference in finding a home.

Quality absolutely trumps quantity; there are some high producing agents I know who are not producing high-quality transactions.  If I were a client I'd much rather work with someone who was going to be dotting their i's and crossing their t's.

Tammie with quantity big named brokers, buyers will find they are relegated to an unknown buyer agent on their team. The client will more than likely never see the big named broker. Quality works every time with better service.

From the client's perspective, they want quality service from an experienced, knowledgable agent.  Kudos to those, like this buyer, who can recognize the agent who can best provide it.

Seems like everyone likes to pick something that makes them stand out. If a team of 5 is working with 79 buyers, and the buyers just get passed off to one of the team members, one who could be totally inexperienced, that sounds to me like they are scrambling.  And then, what,  all 5 of the team take the credit for all 79 transactions? Your buyer was smart, go for the one she has even talked to and feels most comfortable with and that is you, Tammie.

Ira - We were wondering the same thing. What if many of the buyers are at the same price?

Laura - I agree.

Pete - Hopefully we'll have a productive weekend.

Rod - That took place back in 2006. I think our market is doing well now as a result of all those people who suffered a terrible winter in other parts of the country who are saying it's time to move to a more temperate climate.

Eve - My husband works with me. Probably 5 each is what we feel most comfortable with.

Eric - Excellent way of putting it.

Chris - My thought exactly. What do they do then?

Gita - Fortunately, we are working with some clients who have availability during the day on weekdays. That sure makes it easier when you don't have all your clients wanting to go out the same weekend.

Andrew - I hope to get to that point.

Jared - So quality does suffer.

Nina - I agree. My business is what I want it to be not what someone else tells me it should be.

Cindy - I've had days like that. Especially, when you've got two buyers looking at the same homes because of limited inventory.

Kat - I don't suspect we'll hear from any top-producing agents on this post.

Michael - That's exactly what happens. Then the buyer is forced to work with an agent they've never even spoken with.

Hella - All the transactions are run through the main agent, not the agent who actually sells the home.

Tammie, this buyer made the right decision!  Five buyers is my limit and that depends on where the five are in the buying process.

We have a few of these mega-listing teams and all they do is use their sellers' property to bait buyers.  They are not trying to sell the owner's home, but only use it to nab buyers.  And you work with 15 buyers at a time?  What do you do, pack them all in a bus to take them out to tour?

Sharon - Obviously, these buyers aren't all at the same stage of buying.

Myrl - That's always been my approach as well.

Carla - I'm chuckling because there are times I've been tempted to do that. For example, out-of-town buyers who need to get a feel for the area and not necessarily look at homes. It would be so much easier to have them all come into town the same weekend, rent a bus and make the tour. That is a theoretical number. I've never actually worked with 15 buyers at a time. I think it's the max we could handle and they would have to be at different stages of the buying process. We're not showing properties to that many buyers at once. Also, with our limited inventory, I take buyers out the first day to see everything that meets their criteria. If they don't find anything that first day, then we're usually only going to see one property at a time. I can do that with several buyers if need be.

Tammie, good for you - surely, quality is what we want!

However, having enough 'quantity' to begin with is a good idea - we will have a 'choice' and can decide to work with really good people!

15 Buyers at the same time is too much for me ... I start feeling the pressure at 6, and 8 is overwhelming.

72 divided by 5 is 14 ... how can a single person work with that many Buyers concurrently?  At least one of those clients is going to be high maintenance, resulting in less time spent with the others.

Teams are not a bad idea.  However, implementation leaves room for many things.  Squeeky wheel gets the grease?  Whether an individual or a team you need to get to know your service provider and determine if their level of service and expertise is what you have in mind.

I've recently worked with both, as a consumer and as a REALTOR®.  My experience has been that neither of them performed to my current expectations.  I usually prefer independents.  Team players seem to have a habit of barricading themselves behind answering services, and often don't know the property well.  They look really good on paper but when the contract is signed, well all that seems to get forgotten.   I did have one REALTOR® quite a few years ago that was amazing.  Her name was Hanne Skelton.  I did a few transactions with her before she moved to another city.  I don't mean to annoy team players, it's just been my experience.
