In a community as large as A Pocono Country Place, an isolated incident or two can be expected, just as in any other highly populated community or town. If any one wants their property to  gain equity over the years stay out of PCP. You might as well live in the Bronx or an urban area in New York

Dear Ramona,

     As an experienced agent who has seen not only the decline of Pocono Country Place but other areas as well as Monroe County has seen a record number of foreclosures, I have seen quality people move into the neighborhood and start taking over these properties. Actually the BEST price appreciation you can get on your home is in Pocono Country Place. I just sold a home that comparables at $150,000 for $105,000. That is $45,000 in equity right there. So just because you think it is like urban New York, that is a very wrong perception. I can show you data that proves you wrong on equity. P.S. I have references from people who I helped buy in Pocono Country Place that say otherwise as well.

The crime here is horrible and security is here to hide the stuff that really goes on. Why dont you own a home here Mr. Feinman?  You know exactly what Im talking about.

    No, I do not live there and I do not know what your talking about. However, I have been there dozens of times and I have sold to several families who are very happy in Pocono Country Place and I continue to show and sell to clients and have their testimonials on record. There is crime even in the best of neighborhoods and if you know about real estate, the more I sell in that community, bringing in nicer neighbors who care and raise families, the less crime there will be.

     If you are trying to sell your house, why don't you try an Realtor like me to sell it for you. I have sold homes there and I still am, so maybe you do not have the home priced right. Also, an article in 2006, which you linked to, has no bearing on 2009. Nice try. Also, if you want to sell, you shouldn't try to blast your community, you should try to report crimes and stop them instead of complain.

"Police are investigating a drive-by shooting in Monroe County.

Officers said someone fired dozens of shots at a home in a gated community just outside of Mount Pocono.

Pocono Mountain Regional Police said someone fired 30 rounds of bullets at a house in Pocono Country Place a little after midnight, injuring one person.

Bullet holes cover the house on Robinwood Drive in pocono County Place, hours after police said someone fired shots into the home, injuring someone inside."

Hi

I just wanted to thank you for your wonderful comments about APCP. I am so tired of seeing negative comments from people that don't even live here. Or from people that live here that don't do anything to help by complaining all the time. I do feel for the people who are having a difficult I have had a home in APCP for 22 years. 1 1/2 years ago I moved here full time from NJ. I also just invested in my home and had an addition with a garage put on.

I have empathy for people who are trying to sell their homes. But that is a nationwide problem at this point. I have friends who live in exclusive areas in both PA and NJ who are having the same issue.

This is a great community with wonderful neighbors and beautiful homes. Since I've moved here full-time, I notice more and more residents upgrading their homes and properties. I have also noticed some new people moving into existing homes and investing time and money in fixing up their residence.

Are there problems in the community? A few. But not more than I notice in other Pocono communities. The security force is great. It also helps living in a gated community. And there is every kind of amenity available. We love it here!

What are the issues with crime and why so often there??  Is there security and do you really have buyers??  Other realtors say stay away, you could never sell or rent there if you had a house?

Dear Tony,

    I am so glad you have wrote this comment! Now I get to present you with a lot of facts that will prove what everyone else says as "hog wash". First, when you have a community of over 10,000 residents, you are going to have some crime, just as you would in any area. And while you get the occasional drug deal or break in of a home and the presence of a gang member or two, the only reason why it makes news is because it is the only thing that basically is newsworthy out here so everything is magnified 100 times. The few incidences have been documented and are a matter of public record and I am (and so are my buyers) very comfortable going in the community and enjoying visiting my new friends that I have made there. As far a security goes, every section is gated and patrolled by both gate guards and patrol cars. All visitors and guests must show a drivers license and vehicle registration before entering the community. More information can be found on the community web site: www.apoconocountryplace.com. As far as other Realtors say "stay away", that is "steering" and is ILLEGAL under PA real estate law. These Realtors would only be doing a disservice to themselves and their clients. I have many people who are investors who rent their homes as well as live there both full time and as vacationers. And here is the proof of my buyers!!!

I am a native of the Poconos, and have been for 54 years.  I grew up in a very, at the time, peaceful Stroudsburg.  I raised my older kids in Barrett Township, which was then the cream of the crop.  I raised my youngest in Barrett Township, until one month ago, because I never thought of leaving there.  I considered it my home.  However, Barrett Township has become an unsightly ghost town, with the nastiest people I've ever seen.  There are drugs, break-ins, pedophiles, terrible animal neglect and abuse, and the traffic and speeders is TERRIBLE!  I lived on a rural street and could barely sleep at night with so much loud noise.

That being said, I took the oh-so-scary dive and moved to Pocono Country Place.  I now, very unexpectedly, feel like I'm in heaven!  It's quiet, peacful and beautiful.  The people actually say, "Hi!" instead of glaring at you.  As far as crime, whatever crime is in here, you can be sure there is just as much everywhere else!

On a final note, as a native, I'd like to clear something up once and for all.  Locals complain about the "city people" ruining the Poconos.  What a pathetic statement.  There are all kinds of people from every area, including the Poconos.  All locals are not lovely.  And finally, how many locals sold their properties to city people for BIG BUCKS, and now slander them?  They should be ashamed.
