How to make your Mission Viejo house appeal to more buyers

The question every home seller has to ask themselves today is “how can I make my Mission Viejo house appeal to more buyers?” Unlike last spring, when there were so few Mission Viejo houses for sale, buyers barely even paid attention to how your house was decorated before writing up an offer over the list price.  Today, there are a healthy number of houses for sale in Mission Viejo, so buyers have more to choose from and can spend more time absorbing the whole package you are presenting.  This means that sellers today really have to make their Mission Viejo house appeal to more buyers in order to stick out from the competition.  Here are three things that sellers can do to improve the appeal of their Mission Viejo house appeal to more buyers.

  1. Let in the light – Natural light has a huge impact on how your house will appear to buyers.  This is sunny Southern California, for goodness sake.  If you have heavy drapes, privacy blinds, extra dark tinting or anything that is blocking an abundance of natural light into your house, take them down.  A house that is “light and bight” will always be perceived as more desirable that a house that is dark and dreary,  If you’re window coverings are blocking a less than desirable view, compensate by allowing the sun to flow in from all of the other sources.  Buys rarely walk into a dark house an leave with a good impression.
  2. Reduce the color palette – Over the years we live in our homes, we collect colorful pillows, colorful throws, candles in every color, colorful paintings, colorful towels, and the list goes on.  Many of these items are quite special and quite colorful.  When you are marketing your house to sell it, reduce the number of colors in any one room to only two or three.  Pack up all the other special items in that room (you’re moving, remember?) and put them away.  Use the third color as an accent color to draw attention to something you want buyers to notice about that room.  If you are color blind, ask your Realtor to help you with this task.
  3. No smoking – Seriously.  You cannot smoke in or near your house when it is for sale.  You must remove all the residue of smoke from the house before the first buyer arrives and you must keep the house this way until the sale is closed.  People have become so accustomed to smoke free environments – in restaurants, offices, and stores – that even the slightest hint of smoke turns most people off immediately.  Don’t give buyers a reason not to like your house.  And it usually does not work to just plug in those room fresheners and breathe a big sigh of relief.  The combination of smoke and room freshener might be even worse than the smoke smell alone.  Buyers won’t be fooled.

There you have a short list of things you can do to make your house appeal to more buyers in today’s market. Will doing these guarantee a fast sale for top dollar?  No.  But combined with all the big ticket items sellers need to do like getting rid of the clutter, clearing all the counters, and cleaning every surface, they might just give you that extra edge and make your Mission Viejo house appeal to more buyers than your competition.  Just what you want.
