After receiving the move out notice from the tenant, when is the best time to put the house on the market for rent again?

Since nowadays renters have a lot of properties to choose from, the most important thing is to make sure the house shows well.

If the house does not show well, it is best to wait until the tenant move out so you can to get the house in rent ready condition.

If the house shows very well, it is best to start the showing right away (with tenant's consent and cooperation) so the new tenant can move in immediately after the old one moves out.

It takes time to get things going. I always start within 30 days of the time the tenant is moving out. If they are not keeping the place in good condition, then chances are thier security deposit may be impacted, right? Perhaps you can remind them of this if the place is not in condition which you may feel is goo show condition.
