Ballard’s real estate inventory decreasing along with buyer demand
This Week
The median list price this week for the Ballard area is $585,000 is unchanged from last week’s $585,000. Inventory has been decreasing lately but the Market Action Index (MAI see below chart) is falling also. With days-on-market climbing, these are relatively negative implications for the market.
Supply and Demand
While the Market Action Index show some strengthening in the last few weeks, prices have settled in a bit of a plateau. We currently are in a Seller’s market so prices will likely resume their climb should this trend persist.
Price
The Ballard real estate median list price continues to hover around their current high point. Look for persistent downward shift in the Market Action Index before we see prices deviate from these levels.
