If Realtors could share only one secret with homeowners to getting top dollar when the time comes to sell it would be to maintain & update your home a little each year.
Over the course of my 19 years in Franklin real estate I have seen 1000s of homes and many have been well-maintained. However, there are sellers that will live there 25 years and do nothing. I understand that maintenance costs money but if done in small amounts each year of home ownership, it will pay off immensely at the time of a sale. Not to mention saving dollars by having less issues to correct later.
I'm not talking about doing major high-end improvements unless that is similar to other homes in the neighborhood. "Never be the most expensive home on the street since that only brings up your neighbor's value, not yours."
Keeping the exterior painted will prevent rotted wood, the roof and windows current will prevent leaks and heat loss. Kitchen and bathroom cabinets can often be repainted/refaced. New knobs/hardware go a long way towards refreshing the rooms. If you need to sell on the tightest budget, painting the woodwork, cabinets and walls alone will yield big returns at the time of sale.
Sellers who keep on top of their necessary maintenance can enjoy fewer home inspection issues and a likely higher sales price when the time comes to sell!
