My last Open House, the first person to enter the property was 5 minutes early.  She was very excited to see this house.  I asked her to sign in - say said out loud: "Which Agent Should I Sign In?"  I asked her how many is she working with?  Her response was "2"

She explained further:  "My neighbor, and best friend, is a realtor, while another person in my neighborhood walks with me everyday is also a realtor."  She talks regularly with both about selling her house and buying another higher priced house in the same town.

She can't decide which agent to work with.  I asked her to work with me and she won't have to decide.  She laughed and took my card.  

I have created my own PDF file that I now use at all my Open Houses - why Buyers need Buyers Contracts.  I don't want this to happen to me.

Wow...a reminder to all of us to be prepared.   This kind of reaction, though, is really about the changes via the internet.   Customer loyalty is not always what it used to be.

Sheila, why that two timing hussy!  And I think we need the contracts a lot more than the buyers do.
