Ninja for Agents

Since day one in the business, I have been an actively involved with my office Ninja Sales group.  Last year I was formally installed as a Ninja agent and have a commencement certificate.  In a nut shell, Ninja is about being focused on Client needs rather than our own.  It's about providing more value above and beyond what we get in return.  It's about cooperating and helping others.  Self improvement is also a big component as well as building stronger friendships and relationships.

At a recent Ninja meeting we began discussing ways to improve our listings and help property get sold.  One way is to improve the access of information.  When we are out showing houses, buyers often ask questions that we can not often readily answer.  Why not have the most common answers already available right there in the house?

Counter Display

With this display, you can see the flier with the property, I always include a couple of pens and business cards for the visiting buyer and buyer's agent, but what other items would be helpful to have at the listing?

Counter Information

Along with the Flier and traditional counter display, here we see a copy of the Condominium CC&R's (Covenants, Conditions and Restrictions) so the buyer can check and see if his or her pets will be permitted, or if a boat can be parked on the premises for example.  With condo sales, a condo resale certificate will need to be filled out by an officer of the condo association, so I have one of these present.  It answers questions like, how many units are owner occupied, how much is the monthly assessment etc. Also, a seller disclosure form is on the counter; very important.  If the unit is pre-inspected, I would have the inspection report available.  How about a Purchase and Sales Agreement right there, so if the buyer wants to make an offer they can.  I have this available and pre-filled out along with various disclosures and contingency documents most commonly used.  Of course pens are important, and mine are branded. 

Just another way to provide convenience, critical information, and service to both buyers and sellers.  Moreover, it's a way, as an agent, to stand out above the competition.  I show alot of houses, and I'd say maybe 1 out of 50 homes will have additional helpfull information to the buyer available in the home.
