Magnolia’s real estate prices continue upward trend

This Week:

The median list price this week in Magnolia is $1,059,970  is up  from last week’s  list price of $1,040,950.    Inventory has been lightening lately the Market Action Index (MAI see below chart) has been trending up.  Though days-on-market is increasing, these are mildly positive indications for the market. 

 

Supply and demand

Home sales in Magnolia continue to outstrip supply and the Market Action Index has been moving higher for several weeks.  This is a Seller’s market so watch for  upward pricing pressure in the near future if the the trend continues.  

Average days-on-market: 111 up from last week’s 102 days.

Percent of properties with price decreases: 28% up from last week’s 25%.

Price

We continue to see median  list prices in  Magnolia hovering around their high point.  Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.   View recent sales in the Magnolia neighborhood.
