Beware of Décor! Tips to Declutter Before the For Sale Sign Goes Up on Your Home!

As much as Location, Location, Location has been the number one real estate mantra for decades, decluttering and depersonalizing has to be a close second. But what is clutter? Hard to tell in this eclectic world! Martha Stewart has one style and theme restaurants another. Go into any TGIFridays throughout the United States and the décor covers almost every inch of wall space! No wonder when as an Anoka County Realtor, I make a that initial visit to a potential seller's home my response can often be, "Oh my, we have some work to do!"

bewareAmericans have too much stuff! We have it on our walls and under our beds. We store things in our basements, closets, and garages. It is our history and our lifestyle. It is the way we live. But in order to sell your house, you must learn to live a different way at least while your home is on the market.

I visited a lovely Forest Lake area home recently that had been on the market all last summer. It was decorated to the nines! Beautiful oak and antique furniture sat in the bedrooms, living room, family room and even the foyer. There was 2500 square feet of furniture in a 1600 square foot house! The cozy home had a crowded feel and potential buyers would consider it much smaller than it really was. Their previous agent had not addressed the overpacked house situation at all. When I brought it up, the husband said, "But it is what makes our house our home".

I completely understand this reasoning....But if a seller is serious about moving, they MUST pack up their treasures, mementos and photographs for their new home. If someone is serious about moving, the treasures will have to be packed sometime, why not now? When decluttering the property turns from the perfect home into "The Perfect HOUSE on the Market".

  • Store, sell or donate everything are not using! Clean out the drawers, cabinets, closets and garage too!

  • Go for the minimal look in decorating! Use a rule of 3...No more than three pieces of décor in any direction.

  • Take down the wall of family photos. People start looking at the family pictures rather than your house.

  • Pay attention to the outside of your home. Too many bird feeders hanging from the trees, Little Tikes toys in the yard or plants covering the entry can be distracting in the MLS photos.

  • Bring in a professional! If you are not certain of what to pack and what to leave out, hire a stager for a consultation.

You said it!  If the people I advised knew what my home - particularly my home-office looked like - they would DIE, but I'm not selling my house! It's very hard to declutter.  Right now its a losing battle.  I have waaaaay too much stuff and a ton of paper from my teaching jobs as well as real estate. I even have all the paper work from my doctoral thesis in huge file boxes.  They took up four large file boxes.  (The person who was supposed to "finish" my work and get the &%$#ing paper published DIDN'T DO IT!!!! I'm stuck with all this STUFF until someone actually gets the thing into press. )

Teri, My favorite subject.  Potential buyers can't see beyond clutter and often homeowners don't see their "things" as clutter at all.  I tackle this subject all the time in Feng Shui and for selling and changing their thought process about their "things" often helps the most.

The point is to give potential buyers the opportunity to imagine themselves living in your space. If that space is filled with your personal items there is little room left for this.

Hi Terri - Yep....I said doctoral thesis....Ph.D. microbiology/immunology - there is no work for a decent salary.  What I was being offered was ridiculous.  The NIH budget had increased dramatically in the 90s.  I entered grad school just as the wave started to hit.  Too many H1B visas complicated things as well.  Now we have a huge glut.  You can still get work - although I'm being told that even that is getting harder.  But $30k a year in NYC isn't going to get you very far and that's  for a 60-80 hour week. These salaries are justified as "continuing education."  They used to be a one to three year stint of additional education. But the glut has created the "post-doc logjam" and people are sealed in at these salaries for upwards of 10 years post-doctoral.....Sorry my indenture needed to end no more than two years after the doctorate.  Saw the writing on the wall and walked away.

Rosario--This is a very good point as a seller needs people to look at the house and not the things in the house. Also in the example above, it was a very small house with too much furniture. There should be a clear path for people to walk through and see into every room.

Ruthmarie--I am impressed! Must have been a difficult decision to walk away from years of work. Our gain in the real estate industry though as you are very informed on the NY area. You are in good company too...I know several Realtors that are former teachers, nurses, engineers and from other highly educated professions that have chose to work in real estate. Disappointing for the science field to lose great minds but I am certain that your clients appreciate you and your assistance.

Teri - As usual, a great pot worth sharing with clients.  I spend a lot of time on this subject, too.  Most sellers don't understand what a difference some de-cluttering and organizing can make.  It's important for a house to make the best impression possible, especially in this competitive market.

Kathleen--If everyone could afford a professional stager, I would recommend that they spend the money and do it. Some cannot. A first step is to start packing and declutter. I haven't run into too many homes that are too empty other than vacant homes. But there are many that are too full!
