Agents should call listing agent if they aren't going to show the home .

Home buyers cancel appointments often and it does affect our plans sometimes and it upsets home owners because they have taken the trouble to keep the house clean or leave the house.

I have a nice listing and in recent times I have received calls from my seller clients that the people did not show up.

When I call the showing agent they explain the reasons.

Here are some reasons buyers have for canceling :

1. They already found a house they like

2.Their  child was not well so they could not come.

3.Had to work late .

4.They had an emergency

My clients ask me why the agent did not call to inform them .

Buyer agents should inform the listing office as soon as they find out even if it is at the last minute .

Good morning, Gita...there is nothing more rude and unprofessional than to not call and cancel the showing.... that ignorance puts the listing agent in a very uncomfortable position with the homeowner...

Barbara, I agree. The one that annoys me most is when agents say they found a house they liked so we went to write up the offer.

One of my pet peeves, Gita.  It's just so rude.  Especially if the home is occupied and they've gone to the trouble to get it ready for a showing and then left as instructed.  All for nothing if the agent and buyers didn't show up.

Gita: It is common courtesy (which isn't always so common) to call in advance if your buyer clients cannot make it to preview a home. Definitely one of my RE pet peeves!

I agree Gita. Sometimes these happen at the last minute but a courtesy call is all we need to let everyone know.

Gita, this is a great reminder of the need for a courtesy call from a buyers agent that they are not going to show a home as scheduled. Some Sellers are reluctant to show their home in the first place, so when a showing is scheduled and there is a no show and no call, it makes it tough to schedule the next showing.

Gita, it is only courtesy to call and cancel and showing if you are not showing up.   I had to do that Thursday night.

Hi Gita, I get annoyed when a person who takes on a role of listing agent just sits back after the listing is put in the MLS and does not service the seller properly.

I agree it happens at the last minute but we should call the listing agent and inform as soon as we know.

Common courtesy would be nice when appointments are to be canceled. However, many agents lack that courtesy and the common sense that should be exercised.
